What it does
The bill gives more federal money for cheap homes near buses and trains. It sets aside $30 billion each year from 2026 to 2035. The bill makes tax credits bigger for transit housing. If workers earn standard local pay rates, the credits get even bigger. At least 20% of units must cost less for people earning half the area median income. Another 10% must cost less for people at or below poverty level.
Who it affects
Low- and moderate-income renters get more cheap homes in transit areas. Construction workers gain from standard pay rate bonuses. Home builders and people who buy tax credits also gain.
One thing to notice
The $30 billion per year ends in 2035. After that, projects may lose money unless Congress approves more. The bill focuses on areas half a mile from transit, which may leave out rural towns.
