What it does
The bill tells Fannie Mae and Freddie Mac to change how they count student debt. When employers or family members pay toward a homebuyer's federal student loans, lenders treat those payments as gifts. Payments up to $25,000 get this treatment. The homebuyer's actual student loans still exist and must be paid back.
Who it affects
First-time homebuyers with federal student loans can qualify for bigger mortgages. New-home builders and mortgage companies may see more business. The bill only covers newly built homes, not existing homes.
One thing to notice
The student debt still exists and the homebuyer still owes it. The bill only changes how lenders count it.
